Due to the length of company being in business and specializing in rental properties we have come up with three different services.
Tenant procurement:
We procure the tenant and the landlord manages the property once the tenant takes occupation.

Property Portfolio Management:
This was developed for landlords who have properties all over the country and have them at numerous rental agencies and just do not have the time to control and manage their portfolio. We take on the role of the landlord and liaise with the Rental Agencies.

Tenant Procurement
- Advertise property
- Full screening and vetting of prospective tenants
- Draw up all relevant documents for landlord and tenant to sign
- All rental documents are signed electronically for speed and ease
- Shall receive all rentals and deposits directly from the tenant before occupation and we can either pay the deposit to the landlord or hold in our trust account. Procurement fee is deducted from first months rental and the balance then paid to the landlord.
- Shall do a full ingoing inspection
- From month 2 the tenant will pay the landlord directly and all responsibility for the rental will reside with the landlord
- Can at the request of the landlord do the exit inspection for which an inspection fee will be charged
The cost for this service is 5% plus VAT on the duration of the lease paid from the first months rental
Full Rental Service
- Advertise property
- Full screening and vetting of prospective tenants
- Draw up all relevant documents for landlord and tenant to sign
- All rental documents are signed electronically for speed and ease
- Shall receive all rentals and deposits directly from the tenant before occupation
- Deposits are held in our interest bearing trust account
- Can pay all levies, rates and maintenance expenses from the rental
- Tenant and landlord will receive monthly statements
- Will engage contractors for any maintenance reported by tenant.
- Property will be inspected during the tenants occupation should the landlord so wish.
- Full inspection shall be done before tenant takes occupation and full inspection will be done once tenant has vacated. These will be compared and any tenant maintenance will be done and deducted from the tenants deposit.
The cost for above is 10% plus VAT on the monthly rental per property
Property Portfolio Management
This service was developed to assist investment clients who have properties in different areas across the country and do not have the time to control and manage their portfolio. We take on the role of the Landlord and liaise with the Letting Agents on all aspects of the Investors Portfolio. At the end of each month the Investor will receive a full report on his entire property portfolio. Below are the services and costs for this service.
Below lists our services and requirements;
- Will recommend a good letting agent where possible, but the final choice will remain the choice of the client.
- Will liaise with the Letting Agent so that the client no longer needs to do this.
- We will liaise with the Rental Agency to obtain quotes for repairs which will be submitted to the client for approval before the commencement of the work.
- Ensure the work is inspected before payment is made.
- Can Assist with any future investor property purchases
- We will provide the client with a monthly report monitoring the following:
- Rental payable
- Rent received
- Bond installment paid
- Shortfall or surplus
- Levies and rates paid
- Maintenance and other costs paid
- Monthly remarks on each property, where necessary
- Ensure that all rates and levy accounts are up to date.
- Keep all levy, rates and maintenance invoices on file and send directly to your account to make the yearly audit as smooth as possible.

The cost for above is R250 plus VAT per property managed. If at any stage the client is not happy with this services this agreement can be cancelled immediately.
